As I was looking for a condo to rent for my family's staycation, I got to browse a number of listings on Rentpad. I ended up, however, inquiring with only some of them and not all of them.
Reflecting on my decision-making at the time, I noticed that there are aspects of some listings that made me want to engage and send an inquiry.
Digging further, it turns out that there are five things these listings have in common. So, what exactly are these important aspects? And how can you, as a property owner or real estate professional, utilize these aspects to boost the visibility of your listing online?

1. Have a profile photo
Better yet, take one with a smile.

The presence of a profile photo is important, because it lets people know that there is an actual person on the other side of the screen.
Plus, your profile on Rentpad is no different from your profile on LinkedIn, Facebook, or other social networking sites, where you want to connect with authentic people.
In the online world, we are given two options: to be authentic or to be robotic. As marketers, being authentic is the edge you need against your competition who prefer being detached and disingenuous.
2. Upload nice pictures
Showcase your property well by providing complete photos. Meaning have pictures of the bedroom, living room, kitchen, bathroom, balcony, and other interesting parts of the unit or house.
You’ve already got the tech for it! Most phones can take decent photos, snap away like never before. Potential tenants will appreciate the fact that they can visualize what it would be like to live in the property.

3. Craft an authentic description
It doesn’t have to be long. Also, avoid copying and pasting descriptions from another website. This will show and it may come off as corporate or robotic.
Again, authenticity is key to enabling engagement with potential renters. Take the time to write a few words, in your own words, and don’t be afraid of putting a bit of your heart into it.
4. Accumulate reviews
Reviews will always serve you well as it is one of the most interesting parts of your profile in the eyes of your future clients.
Not only do reviews talk about you as a property owner or real estate professional, it also highlights how you deal with people. This will help potential tenants decide on whether to transact with you or not.

5. Set your pricing right
Don't steer far away from the pack, but don't set the bar too low either. In today’s market, renters do not look for the cheapest property available nor the most expensive. They look for what is sensible and the one that connects with them the most.
