This 1-bed, 1-bath condo unit for rent situated inside Ridgewood Towers is nicely interiored with lots of built-in storage spaces. Its dedicated workspace is ideal for work from home (WFH) set up. It has two separately fitted windows for the living room and bedroom which provides good ventilation and natural light inside the unit. It is 10-15 minutes walk to SM Aura, Market! Market! and Venice Grand Canal Mall.
Whether working remote, traveling, or long stays; our place is a great choice for accommodation when visiting. From here, guests can make the most of all that this lively city has to offer. With its convenient location, the property offers easy access to the city's go-to destinations whether you are working or just having fun.
This condo unit can comfortably accommodate up to three (3) guests.
For long term lease (at least 6 months):
Rental rate: P22,500/month, good for 1-3 pax
Cleaning fee: Php650.00
Payment terms:
Cash or Bank Deposit/transfer: 2 months security deposit, 1 month advance + cleaning fee
PDC: Remaining months
For short term lease (stays less than 6 months):
Rental rates as follows:
Monthly rate: Php23,500.00 good for 4 weeks (28 nights) 1-3 pax;
Security deposit: Php10,000.00
Cleaning fee: Php650.00
Payment terms:
Cash or Bank Deposit/transfer: Advance payment of the total amount of rental charges for the entire duration of stay and security deposit + cleaning fee.
Note:
(a) Contract of Lease to be signed by both parties
(b) The one-time payment of cleaning fee is good for one-time cleaning of the unit prior to move-in.
(c) The rental rates above are inclusive of association dues, exclusive of utilities.
(d) GMA Affordabox and Prepaid WIFI (Globe at home) modem are not included in the rental package. However, as an act of goodwill, the lessor can lend any of the above 2 items for use by the tenant. Understandably, they are available only upon request and if available. The prepaid internet load is shouldered by tenant.
Security Deposits:
Security deposits are collected a day before check-in via bank deposit/transfer. It is fully refundable upon termination of lease. This is not deductible to bills for utilities consumed by tenant or any damages/losses to the property incurred by tenants during their stay. A physical inspection of the unit will be made upon check out.
Check-in time: 2:00pm (self-check in allowed if all requirements are provided)
Checkout time: 12:00noon
Exclusions:
(1) All rates mentioned above does not include electricity, water, phone, cable, Wi-Fi and other utilities consumed by the guests during their stay. As such, these utility bills should be settled by the tenant upon check out.
Parking:
We don't offer parking with our rental and there is no readily available paid parking (either short term or long-term rentals) inside the premises. However, just outside the property about 100 m away adjacent to the condo building where Jollibee, Shakey's, etc. are located, there is available parking for customers. For overnight parking, you could privately talk with the security guards assigned in the area and ask for permission to park overnight for a fee. I heard of other tenants doing this. But this is not a guaranteed overnight parking, it all depends on your agreement with the security guard,
Documents to be presented upon check-in:
Original copies of government-issued Ids & COVID-19 vaccination cards/certificates of all guests (guests should be fully-vaccinated) required by building admin upon check-in for verification. However, an advance copy of these documents should be provided to host at least 2-3 days before check in.

Bring your own:
(1) Bathroom essentials like toilet paper, towels, toothpaste, toothbrush, soap, shampoo, slippers, etc.
(2) Cooking oil & seasonings for cooking such as: salt, pepper, soy sauce, fish sauce, ketchup, etc.

HOUSE RULES:
1) No extra pillow, blankets or bed sheet as well as extra bed.
2) No daily cleaning. However, you can ask maintenance/cleaners subcontracted by building admin (through the 24/7 front desk) to clean the unit (for a fee).
3) Coming in and out of casual visitors to/from the unit are closely monitored. Regular visiting hours are from 9:00am to 7:00pm. Any visitor/s who stayed beyond 8:00 pm are considered extra guest/s. As such, additional charges for extra guests of Php500.00 are to be collected per guest per night regardless whether they stayed overnight or not.
4) Self check-in is available through lock box. An additional Php300.00 will be charged in case of late checkout (3:00pm to 7:00 pm). In case of very late/very early checkout (beyond 7:00pm or earlier than 7:00am), an additional Php1,500 will be collected from the guest. The host should be informed in advance (better yet before booking) regarding the off hours check-in/checkout times since this is subject for approval by host.
5) Upon check out. If the unit is found to be super unkempt as to require extra cleaning effort outside standard cleaning, an extra Php1,000 will be charged.
6) In case of loss key, Php3,000 will be charged to guests for replacement of the whole locking mechanism.
7) Pool access is free for tenants . The pool is open from 7:00am to 10:00 pm everyday except on Mondays (maintenance or cleaning day). Pool area rules apply.
8) Gym access is free for everyone but has to register first to the lobby guard in Tower 3. It is open from 6:00am to 10:00 pm. Gym rules apply.
9) As courtesy to the neighbors, maintain orderliness and avoid unruly behavior & make unnecessary noise/s at all times both inside and outside the unit Maintain quiet hours within premises especially between 9:00 pm and 6:00am local time.
11) No events/parties allowed inside the unit
PRECAUTIONS:
1) Guests should turn off all electrical appliances particularly the induction cooker and aircon except refrigerator when not in use or before leaving the unit to avoid causative damages. Never leave the electric kettle plugged in, it should be unplugged from electrical outlet when not in use or before leaving the unit. Water faucets should be turned off as well.
2)) Please make sure that all windows are closed before leaving the unit to avoid rainwater flushing inside the unit.
3) It is very important to note that when using the movable counter of the minibar, make sure to lock the counter (locking mechanism is under the movable counter itself) to avoid accidentally spilling everything you place on the counter. THIS IS VERY IMPORTANT ESPECIALLY WHEN STAYING WITH KIDS.
